Externalidades ambientais e prezo da vivenda en Madridunha análise con regresión cuantílica espacial

Resumo
A contaminación atmosférica e o ruído son dous importantes problemas propios das grandes cidades. Neste artigo analízase o impacto de ambas as dúas variables sobre o prezo da vivenda na zona centro da cidade de Madrid. Para iso, seleccionáronse dúas medidas subxectivas de contaminación atmosférica e ruído correspondentes a unha mostra de 5.080 vivendas que, xunto con outras variables de características desas vivendas, de accesibilidade e de datos socioeconómicos, serán empregadas no contexto dos modelos de regresión cuantílica. A regresión cuantílica espacial é un bo medio para controlar problemas habituais nos modelos hedónicos (non linearidade, non normalidade por asimetrías e puntos atípicos, heteroscedasticidade e autocorrelación espacial). Os resultados mostran que nin a contaminación atmosférica nin o ruído teñen un efecto claramente significativo sobre o prezo da vivenda, agás nos barrios máis ricos, onde a polución é unha externalidade negativa. Ademais, claramente contrario ao esperado, o impacto do ruído presenta signo positivo, aínda que unicamente para o segmento de vivendas de luxo debido, posiblemente, á existencia de certas externalidades positivas asociadas ao ruído nestas zonas, como rúas comerciais exclusivas e zonas de alto valor histórico ou cultural.
